When Should I Replace My Garage Door Weather Seal in Arizona?
Replace your garage door weather seal when you can see daylight under the closed door, when dust or water shows up along the inside edge after a storm, or when the rubber has gone hard, cracked or flat. In Arizona that is typically every three to five years for the bottom seal, because the sun and the 130-degree slab bake the rubber faster than anywhere else in the country. The Three Seals on Your Garage Door
Most people only know about one. There are three, and each fails differently:
• Bottom seal: the rubber U or T-shaped strip in the aluminum retainer along the bottom of the door. It takes the most abuse and fails first.
• Side and top weatherstripping: the vinyl flaps nailed to the jamb that press against the door face. They crack and curl in the sun.
• Panel seals: the thin strips between sections on some doors. Rarely replaced, but they matter on insulated doors.
When any of them fails you get dust storms in the garage, water under the door in monsoon season, light that attracts bugs, and a gap that scorpions, crickets and packrats walk right through.
Signs Your Weather Seal Is Done
Here is what I check on every service call in Buckeye, Goodyear and Surprise:
• Daylight under the door with the garage lights off. Any gap is a gap for critters.
• A line of fine dust on the floor inside the door after a haboob.
• Water staining or a wet stripe after a storm.
• Rubber that is hard, cracked, split or squashed flat instead of springy.

• A door that slams or bounces at the bottom because the cushion is gone.
Why Arizona Eats Seals
A garage slab in July can hit 130 degrees, and the bottom seal sits on it all day. UV bakes the exposed edge, heat dries the rubber, and the daily open-and-close grinds grit into it. Then monsoon season swells the floor with water and the seal that was already stiff cannot conform. Doors on the south or west side of the house go fastest. The Honest Part: When a Seal Will Not Fix It
Sometimes the gap is not the seal. If the door is out of level, the tracks are bent, or the bottom section is warped, a new seal covers it for a month and then the gap comes back.
